Passive Income Ideas
Obviously, what you want to do in order to retire early is to make money while
you sleep. In other words, earn a passive income. Initially, this will take
tremendous work, time, and research. But after you get your passive income
sources running, your time and work in your ventures will probably go way
down.
Let’s look at some ideas for passive income.
- Dividend paying stocks, including REITs, oil trusts, and perhaps
preferred stocks.
- Dividend and interest paying mutual funds and ETF’s. Make sure you
know what the expense ratio of your investment is. Don’t forget balanced
mutual funds.
- Bonds, including corporate, government, and municipal bonds.
(Remember the shares of foreign stocks may result in double taxation, you
will pay another country's tax even in your retirement accounts.)
- Web sites. You can sell downloadable information (i.e eBooks) and/or
use affiliate ads and/or sell advertising on your sites. See Clickbank and
other sites for products to sell or to sell your products.
- Rental real estate. Make sure you have positive cash flow from your
property. If you can rehab a property yourself or can learn how, by all means
look into foreclosed properties! I advise getting a Realtor’s license if
interested in owning real estate.
- Passive businesses, including:
- Coin op laundries.
- Self storage facilities.
- Vending and ATM machines.
- Any business you own, but pay another person to manage or operate for
you.
- Become an author. If you can write and have great ideas, start writing
books. An excellent book can sell long after it is first released. You can
revise your books too. You can also sell the rights to your books in the
future.
- Create audio products. Audio products are books on CD, MP3, or maybe
cassette. A tip for infopreneurs (authors): if you are like an investigative
journalist, even if only in your spare time, you will have a lot of good things to
write about.
Do your due diligence no matter which business or investment you
choose. Don’t get tunnel vision! Invest your time and money in several of
